Every CleanCondoFL Intelligence Report is compiled from publicly available information: official state records, county and city building-safety and code-enforcement records, court dockets, association communications where public, real-estate listing data, and local news coverage.
Our rules are strict: every finding cites its source with a verbatim quote and access date; official records always outrank marketing claims; where confidence is limited, we say so; findings describe buildings and associations — never individuals. Our risk score is a transparent, fixed formula of documented deductions, published below, applied identically to every building. Missing information never lowers a score — and every report states plainly what we could not verify, because what's unknown belongs on your due-diligence list.
Scores start at 100. Documented deductions include: unsafe-structure declarations or evacuation orders (−40); documented structural deterioration (−25); a required or failed Phase 2 inspection (−15); active special assessments, tiered by per-unit burden (−10 to −20); active major capital programs (−10); reserve underfunding (−10); active construction litigation (−10); insurance or financing problems (−8); an inspection shown as pending or past-due on official records (−5); open code violations, delinquent state filing status, or steep fee increases (−5 each). Interconnected issues are never double-counted. Every report also carries a public-record coverage indicator, so you know how much verifiable information stood behind the score.
